This holiday complex is located near Monterotondo Marittimo on the provincial borders of the provinces of Grosseto, Livorno and Pisa and is an ideal starting point for excursions to the famous cities of Tuscany.
In this large farm with a total of 15 apartments of different sizes, the guest can recover from the city bustle and the work stress all around.
The complex, made up of various natural stone buildings, was completely restored in the 1990s, preserving the original rustic charm of the house. The farm has about 400 hectares of land with forests, cereal fields and olive groves, managed by the owner family.
In the spacious garden the guests will find a pool (18 x 8 m), several barbecue areas and a small children's playground.
Anglers can try their luck on the shores of a fish pond belonging to the property or on the banks of the Cornia river. If you want to hike or mountain bike, you can explore the surrounding area.
Driving time to the sea about 30 minutes, to Massa Marittima about 25 minutes.
The house can be reached from the main road via a 4 km long paved agricultural road.
There is a small on-site restaurant, where on Wednesdays also a delicious pizza is offered. Breakfast is served on the sunny terrace in good weather!
To the delight of many guests there is a riding stable, where big and small horse riders can take riding lessons at Hilary or take trips on horseback through the surrounding Maremman hills.

3-room apartment ground floor - a living-room with kitchenette (some with a fireplace) with a sofa bed for one child, a double bedroom, a bedroom with 2 single beds, a bathroom with shower / toilet. Terrace with outdoor seating.
3-room apartment on the upper floor - to be reached via a separate external staircase, a living room with kitchenette, an open fireplace and two sofa beds for one child each, a double bedroom, a bedroom with 2 single beds, a bathroom with shower / toilet. Patio in the garden area which is due to the hillside of the house for the apartments is almost at ground level!
4-room apartment on the ground floor - a kitchen room with kitchenette and fireplace with a sofa bed for 2 people, one double bedroom. First floor: a double bedroom, a bedroom with 2 single beds, two bathrooms with shower/wc. Terrace with table and chiars.
House 2 - a separate kitchen, a living room with 2 sofa beds for one person each, a double bedroom and a bedroom with 2 single beds, a bathroom with shower / toilet. Pergola with table and chairs in front of the house.
House 2 - a living room with kitchenette on the ground floor, a bedroom on the first mezzanine floor, a bedroom on the first floor, a bathroom with shower / toilet, pergola with a table and chiars in front of the door. There is a connecting door between houses 2 and 3, which can be opened on request.
House 3 - a small separate kitchen, open sleeping area with 2 sofa beds (for 1 person each) from which a few steps lead down to the living room with fireplace, a bathroom with shower / toilet, a wooden staircase leads to the open gallery with a double bed. Pergola with outdoor dining area in front of the house. There is a connecting door between houses 2 and 3, which can be opened on request.

Buffet breakfast, final cleaning, bed linen and towels are included. Extra bed € 20,- per week (only possible, where there is enough space - without breakfast!). Baby cot € 20,- per week. Use of washing machine € 4,- incl. laundry detergent. Pets € 20,- per week. The heating costs are calculated according to consumption. Horse riding lessons and excursions on horseback can be booked on site. Deposit € 150,- per apartment.
Note: Each Italian municipality is free to introduce a tourist tax. Since this additional, compulsory levy can be levied from one day to the next and also varies from place to place in terms of amount and duration, Toscana Sì can not provide any binding information for the time being.
From the pool area you can enjoy a very beautiful view of the hills / Francesco, the house owner, has set up a small brewery and sells the delicious, home-brewed beer to his guests / the factory animals are an attraction for children!
The path to the house leads over a wooden bridge, which does not make a solid impression. However, it is suitable without any danger for car traffic.
Ciao liebes Toscana-si Team, zurück aus der wunderschönen Toskana ein paar Worte zu unserem Urlaub: eine superschöne und lustige Unterkunft, voller Leben, reichlich Tiere (Petra unser Lieblingshund hat beim Abschied für reichlich Tränen gesorgt) und Kinder zum Spielen, ein kunterbuntes sehr nettes Team vor Ort (schön das wir Marina kennenlernen durften!! und Francesco der beste Pizzabäcker), wirklich hübsches und leckeres Restaurantchen, großer Pool, rundum eine positive Athmosphäre... und eine herzliche Weinprobe im I Mandorli in Suvereto bei Andreas, echt Spitzenweine/bio-dynamisch!! Bleibt nur ein Wunsch offen, dass in Zukunft auch dort der Müll getrennt entsorgt wird! Vielen Dank für die freundliche Vermittlung und Abwicklung! Liebe Grüsse von uns allen.

Leider ist unser Urlaub schon wieder vorbei und obwohl wir spontan noch einen Tag mehr 'gegönnt' hatten, fiel die Abreise schwer. Wir haben uns herrlich wohl gefühlt auf dem Anwesen San Ottaviano. Die absolute Ruhe, die herrliche Aussicht, das sehr gepflegte Anwesen und die traumhaft renovierten und äusserst geschmackvoll eingerichteten Wohnungen, die Nähe zu tollen Stränden und malerischen Dörfern haben diesen Urlaub zu etwas besonderem werden lassen. Die beiden Kinder haben den grossen Pool (, den wir meist ganz für uns alleine hatten), den Esel Gosto und Hofhund Torky sehr ins Herz geschlossen. Alle waren so zufrieden, dass wir von dem Ausflugsangebot der Agentur keinen Gebrauch gemacht haben. Dennoch ein grosses Dankeschön für die eindrückliche Webpage inkl. Objektbedschreibung, und die spontane und prima Abwicklung auch zu uns in die Schweiz. Ein grosses Lob auch an die unaufdringliche, stets freundliche Betreuung durch Francesco und den Maremma-Liebhaber-Koch Pierre Luigi.

Hallo Frau Gramatke, im Juli waren wir in San Ottaviano. Die in der Beschreibung angegebene Brücke war gar nicht so schlimm. Wenn man sie nicht mag, kann man ja auch direkt durch den Fluss fahren;) San Otaviano selbst liegt abgelegen auf einem Hügel mit einer herrlichen Fernsicht (Ein Fernglas sollte man in diesem Teil der Toscana dabei haben!) Die Anlage ist sehr ordentlich und die Verwaltung immer gut zu erreichen. Besonders empfehlenswert ist die Teilnahme an einer der angebotenen Gaesteeinladungen. Auch mein Sohn (10) fand es hier sehr schoen. Besonders die kinderlieben Hunde hatten es ihm angetan. Wir koennen diese Ferienwohnung nur empfehlen und haben uns entschieden auch 2007 wieder nach San Ottaviano zu fahren. Fam. Derdau
