The small, private holiday home is in an idyllic, secluded location in the countryside near the ancient Maremman mountain village of Roccastrada.
It stands on a small hill and offers a wonderful view over olive groves, vineyards, fields and evergreen forests.
It can be reached via a 2 km long, narrow gravel road that can only be driven on slowly.
The entrance leads directly into the large, well-equipped eat-in kitchen with a sofa and an open fireplace. In the back of the house is the sleeping area with a double bedroom, a bedroom with two single beds and the bathroom with shower/toilet, which also has space for a washing machine.
In front of the house there is a small terrace with a table and chairs and a brick barbecue.
From here there is a beautiful view of the pool (4x7 m) and the surrounding countryside. In the separately fenced pool area, there are two sun loungers available to guests.
Your four-legged family members are very welcome here. The rural surroundings are ideal for long walks or excursions by mountain bike.
In the next village Roccastrada (approx. 4 km) there are good shops (supermarket, bakery, butcher, pharmacy, banks, cafés and restaurants) as well as a pretty, small old town, at the highest point of which a panoramic terrace invites you to linger.
The house is also a very good starting point for numerous activities. It is approx. 47 km to the sea in Castiglione della Pescaia, approx. 56 km to Siena, approx. 50 km to Montalcino and approx. 35 km to the provincial capital of Grosseto.
If you spend your vacation in the cooler season, you can drive to the nearby thermal springs Bagni di Petriolo (approx. 26 km) and bathe in the approx. 40°C warm water. Gastronomy fans will of course also get their money's worth. Everywhere there are small trattorias offering excellent regional cuisine.

Nice and quiet location. Comfortable equipment. Fenced property, ideal for vacationers with dogs.
The last 2 km of the access road are bumpy and a bit dusty in midsummer.
